APT 9 One Bedroom with Fireplace
Placed on the corner of the 800 year old monastery are a set of terracotta steps that lead up one flight of stairs onto a small, private but well placed terrace with colourful country side views of forests and Lake Trasimeno in the distance. The terrace is furnished with a table for 2 allowing for morning coffee or diner to be peacefully appreciated "al fresco".
The lounge, very spacious, has large bricked open arch and is furnished with a comfortable oak wood & cushioned sofa set, has an open fireplace and when used, Bio dynamically heats up the whole apartment (even the bedroom).To one side of the lounge is a dining area furnished with a dark wooden dining table and chairs made from our own Cypress trees cut from our forest.
The high ceiling built from terracotta and wood, has been utilised by creating a wooden mezzanine furnished with a Roman "chaise long", a writing desk and chair, where you can sit back, relax and read a novel that you have kept for the occasion or simply enjoy the Tuscan decoration and centennial masonry work done in ancient times.
The wooden mezzanine looks down into the living room.Off the living room into a smaller room is the kitchen, furnished with walnut wood and fully equipped with all pots & pans needed to create simple and delicate Tuscan dishes.The bedroom is completely furnished with original 18th century furniture with an orthopaedic double bed mattress and all personal bed and shower linen made from the highest quality Egyptian cotton.
Leading from the bedroom into the 1st section of the bathroom stands an "old" style bathtub on legs, a double sink and through an arch to the 2nd part of the bathroom is the shower, toilet and bidet.The apartment is also furnished with Satellite Television allowing you to be kept up to date with international events, sport and the stock exchange.
APT 5 - One Bedroom with Fireplace
A typical Tuscan cottage uniquely placed on the higher part of the 800 year old ex Franciscan monastery. Surrounded by lawns, beds of lavender, bay leave hedges and rosemary bushes, the cottage is made out of Tuscan travertine stones, terra cotta bricks and tiles.
The cottage is open plan with a large lounge, well furnished with a Biodynamic fireplace that heats the whole apartment, satellite TV for you to be kept up to date with international events, sport and the stock exchange, a dining area furnished with a dark wooden dining table & chairs made from Cypress wood.
The kitchen area, is made of dark pine wooden shelves and draws.The bedroom, with original 18th century furniture has a double bed with an orthopaedic mattress, Egyptian cotton bed and bath linen and the bathroom consists of a toilet, bidet, sink and shower.
The decor in the cottage is simple Tuscan style, spacious and out doors is a private area furnished to dine al fresco or to enjoy having morning breakfast in the sun. The cottage also has its own barbeque build out of terra cotta bricks for outdoor grills.The cottage is totally detached and therefore private with wonderful views of the rolling hills and our farm land.
APT 13 - Studio Apartment
This studio apartment is situated in the main part of the 800 year old monastery and has its own private entrance. Very close to the entrance is a terrace with a superb panorama of the Valdichiana valley and the lakes that look across into Umbria.
The studio has a spacious lounge and rustic dining area which leads into the kitchen. The kitchen is furnished with oak wood shelves and worktops.The ceiling is made from typical Tuscan hand made bricks and walnut beams.
Under a terracotta arch that separates the bedroom from the lounge is an alcove where with a double bed and satellite television.
The bathroom consists of a toilet, shower, bidet and sink.
APT 7 - One Bedroom with Fireplace
Probably the most private cottage. It is situated 15 meters from our terraces which have barbecue sites and magnificent views of Lake Trasimeno, Montepulciano Lake and Chiusi Lake in the distance.
The cottage shares the same view from the arched entrance as the terraces and is furnished with a garden table and chairs.The entrance leads into the lounge (with a large window, again with the same panorama) that shares the same room as the open plan oak wood kitchen and rustic dining area, satellite television and an open fireplace.
The one bedroom has a double bed with an orthopaedic mattress and the bathroom consists of a shower, toilet, bidet and sink.
APT 8 - One Bedroom Apartment
From the arched entrance furnished with a garden table and chairs for morning coffee to be taken outdoors is a private entrance that leads into the spacious lounge, dining area and open plan kitchen.The lounge furnished in Tuscan style rustic furniture has satellite television.
The kitchen, made from dark pine is fully equipped with all necessary pots, pans, fine china and glass wear for typical Tuscan cooking, is furnished with a rustic cypress wood table and chairs.Some parts of the wall has the original 12th century stone work.
The one bedroom has a double bed with an orthopaedic mattress and the bathroom consists of a shower, toilet, bidet and sink.

A one bedroom apartment situated in the main structure of the 800 year old ex monastery is on the 1st floor and has its own private entrance that leads from a balcony.The entrance leads directly into the kitchen and dining area.
The kitchen is made of dark pine wood and the décor is a simple, rustic and attractive Tuscan Country Style décor. On the same floor is the bathroom that consists of a shower, toilet, bidet and sink and the one bedroom that has a double bed with an orthopaedic mattress and Egyptian cotton bed and bathroom linen.
